There are still some great deals out there, waiting for someone to buy them. Most buyer's and agents are motivated by a new listings that come out and are advertised as being a hot new listing act quick it won't last, or better still, "no offers until" and may be made to look better than what they really are even with multiply offers. I 've see this happen many times, and meanwhile there are so many other properties with good value, and priced at market value just setting there.
I avoid properties that have multiple offers, I have failed my duties to my buyer, and insist I will find them a better deal, to do so, the buyer/agent must be educated to recognise a good buy as soon as it appears on the market, and be the first to make an offer, remember the first to make an offer has the first chance of a good deal.
Today, I believe the market is equal, as a buyer/seller's market, with some room to negotiate. Let the agent's work for their commision, make them find good value, I myself look at hundreds of properties, and keep track of what's new on the market, and what properties have left the market(very important), this allows me to find good value. There are a lot of great investments out there, and you can make a wise investment that you will feel confident about.
The question today is where is the market now, and where is it going? The month of February had more sales than last year's February. Are buyers rushing before interests /inflation rise? Especially with the rising of gas prices, and the spring market.
I have looked at downtown properties in other major cities, San Francisco, Rome, Paris, Milan, and what you get for your money, I believe, downtown Toronto is very undervalued.
